The property is done by a tasteful architect, who's put a lot of thinking into each detail. Transformed an old house to a modern hotel. There are 6 rooms which are really spacious with big windows. A small micro canal runs through at the entrance of the house to make it feel very relaxed and soothing. The staff are well recruited and trained. Specially a girl named Gem (truly a gem of a person) was so helpful with a beautiful smile on her face and made our stay at Upon a Time more pleasant. She suggested good restaurants which turned out to be excellent places to have Thai food in that area (most of the time people suggest some general restaurant but she did her homeworks well and came up with her suggestions). She helped us by hiring a scooter with a great deal. Por was also one quite boy with nice smile who helped us figuring out what to do there. They serve excellent breakfast for moderate people like us, they have fresh coffee and fresh fruit juice for breakfast too which were excellent. They were freshly prepared everyday by general staff but they were so well prepared and presented that it seemed to be prepared by professional kitchen staff, this says a lot about the owner of the property and how he looks over everything.

This hotel has become my favorite place in Chiangmai! It has a homey atmosphere. I truly had a great time here. Every staff was kind and professional. And the breakfast was delicious. Sitting at the table by window, reading books while having breakfast here was my favorite moment of a day. And I have to mention the little girl (I assume she is a daughter of the host). She was soooooooo clever and adorable. Even though she is young, she always observes guests and notices what guests need at the moment and tries to help. She made my stay more pleasant and memorable. Many thanks to her☺️ I recommend this hotel to a person who wants to chill out and relax. There is this calm and easygoing atmosphere in the neighborhood. I only made a reservation for 5 days but I liked this place so much that I actually tried to extend my stay but every room was already booked up. So I had to move to the next hotel. But I really really really wanted to stay longer. I would definitely stay here If I come back to Chiangmai again. 😆

Great value for the price! The decor is quaint and cute. The dining area is adorable and welcoming. Our room was well-kept and homey. Some snacks and ear plugs were complimentary. The breakfast options were good and served with care and aesthetic appeal. We spent two nights here and were very happy with our stay. The location was right across from a cute cafe (9 Siblings) that was unfortunately closed the weekend we were there, but the location is also only a 2 minute walk away from a great kiln and a 711! I highly recommend taking a little walk to the Mengrai Kilns. We were happy with our location as we did not have a car and we were happy walking. It was about a 15 minute walk to the Sunday Night Market and a 15 minute walk to the night market by the Chiang Mai Gate. Both were so much fun!

We LOVED this property. It was located in the old city and we rented a motorbike to get around. The room was so spacious and clean. We loved that we had a separate sleeping area upstairs apart from the living space. The shower had hot water and the AC worked great. Breakfast was very good every morning and with big portions. We had to leave super early one morning and the staff had to go sandwiches and juice waiting for us at the desk. The staff was very kind and accommodating. They allowed us to leave our luggage there before our flight left at night. We also used them for our laundry. At the time of our booking it was 80THB/kg for wash,dry, fold within 24hours. Obviously it is cheaper other places but it was so convenient and they did a great job. I would not hesitate to stay here again.

This small boutique hotel is very lovely. It is well located, just a 100m away from the main road. It is a short walk away from Wat Phra Singh Woramahawihan, which is also the start of the Sunday night market. The hotel has a nice industrial style deco and is very cute. The rooms are big, very comfortable , neat and clean. our booking included breakfast and we had a lot to choose from. There are a lot of good restaurants and bard nearby and also a convenience store down the road for any necessities. The staff is very kind and friendly-I would recommend to stay at this hotel if you visit Chiang Mai.
